Victor Kumar has been investing in property over several property cycles, having bought his first property in August 1998, after migrating to Australia with his wife in February 1997 with just $4500 in their pockets.

A qualified radiographer and sonographer, Victor secured a job at Liverpool Hospital, but after a minor back injury while working he decided he needed more income security, so he started educating himself on investments in shares and property, and the principles of business.

In 1999, Victor purchased his first investment property, and from applying his investment knowledge from books, mentors and the numerous seminars he and his wife attended, has gone on to buy multiple investment properties each year. Victor constantly adjusts his portfolio in line with his goals and the market and now controls a multi-million dollar portfolio.

In 2001, he left his secure job as a sonographer, and started Right Group, where he started helping his clients achieve results in line with their own goals, using property as the vehicle.

He has applied  all the strategies highlighted in seminars and books to create a simple—yet effective— strategy that weathers the diverse market conditions to deliver results for his clients every single time.

Having invested so heavily himself, and still investing in today’s market, Victor’s guidance is tailored to an individual’s circumstances  and how to overcome any potential  hurdles. Now a sought after speaker at seminars, Victor Kumar has been running fortnightly education events at Parramatta Rydges since 2009 with his business partner Steve Waters. More than 20 investment properties have been purchased by attendees, thanks to guidance from Victor and his networking peers within the real estate and financial industries.

A self-confessed property tragic, Victor has no intention of slowing down, as he loves the property “game” too much. The other game he loves is soccer, and is still actively playing at competition level. He doesn’t really rate much as a golfer!

Michelle Mulligan is the Purchasing Coordinator at Right Property Group and has managed over 1,362 transactions for her clients. She carries many years of progression within the company starting in 2012 and has widespread knowledge of the business. Stephen started his career as a mechatronics engineer, but one book “Rich Dad Poor Dad” completely shifted his perspective on wealth creation. While working in engineering, he immersed himself in finance, investing, and property, eventually leaving his career to pursue real estate full-time.

His first major project? Driving to Queensland to personally renovate one of his investment properties, six weeks of hands on learning (and a few DIY battle scars). Now, as an Associate Buyers Agent with Right Property Group, he helps others build wealth through property, minus the trial and error he went through.

As Head of Commercial at Right Property Group, he oversees the commercial division’s research, acquisitions, due diligence, advisory service by guiding investors into high-performing assets such as office, medical, childcare, industrial, retail, and mixed-use developments.

Sid has led transactions exceeding $1 billion across metropolitan and emerging markets in Australia and internationally, consistently identifying undervalued opportunities ahead of market trends. His expertise spans financial analysis, deal structuring, negotiating, valuing, and strategic guidance, enabling clients to maximise returns while mitigating risk.

A trusted advisor known for his analytical acumen and collaborative leadership, Sid works closely with institutional partners, developers, and high-net-worth investors to deliver sustainable growth and long-term portfolio performance. He holds a Master’s degree in Real Estate and is a member of the Australian Property Institute and the Royal Institute of Chartered Surveyors, with professional qualifications in finance, investment, valuations, and economics.

Stuart joins Right Property Group after seven years as a Property Investment Advisor with Empower Wealth, where he worked closely with clients to build tailored property investment strategies. Over his tenure, he helped hundreds of Australians build stronger financial futures.

His mentoring style begins with understanding each client’s needs, then educating them on the fundamentals of property investment and giving them the confidence to make the right decisions.

At Right Property Group, Stuart applies his deep knowledge of property fundamentals, suburb research, and portfolio modelling to uncover investment-grade opportunities and guide clients through every stage of the buying journey.

Outside of work, Stuart is based on Sydney’s Lower North Shore and enjoys family life, fitness, and travel. Fun fact: he’s also an avid fragrance collector, with a love for both modern and classic scents.

I’ve spent over six years working across banking and finance, building a strong foundation in both commercial and residential property lending and settling more than $100 million in loans throughout my career. My experience spans credit assessment, deal structuring, and ongoing portfolio support, working closely with investors, developers, and business owners to support property-backed decisions.

Alongside lending, I’ve developed solid experience in financial management and relationship management, combining technical analysis with a practical understanding of client and asset fundamentals. Particularly drawn to the analytical side of property, digging into cash flows, stress-testing assumptions, and understanding how capital structures, tenant profiles, and market dynamics ultimately drive risk and return.

Fun fact: I have 2 German Shepards, 3 cats, a bird, a rabbit, a chicken and a duck and am 1 of 7 boys to an amazing mum.
