Victor Kumar has been investing in property over several property cycles, having bought his first property in August 1998, after migrating to Australia with his wife in February 1997 with just $4500 in their pockets.

A qualified radiographer and sonographer, Victor secured a job at Liverpool Hospital, but after a minor back injury while working he decided he needed more income security, so he started educating himself on investments in shares and property, and the principles of business.

In 1999, Victor purchased his first investment property, and from applying his investment knowledge from books, mentors and the numerous seminars he and his wife attended, has gone on to buy multiple investment properties each year. Victor constantly adjusts his portfolio in line with his goals and the market and now controls a multi-million dollar portfolio.

In 2001, he left his secure job as a sonographer, and started Right Group, where he started helping his clients achieve results in line with their own goals, using property as the vehicle.

He has applied  all the strategies highlighted in seminars and books to create a simple—yet effective— strategy that weathers the diverse market conditions to deliver results for his clients every single time.

Having invested so heavily himself, and still investing in today’s market, Victor’s guidance is tailored to an individual’s circumstances  and how to overcome any potential  hurdles. His experience in the early years have provided him with invaluable insight, having made every property investment mistake there is, so that you don’t have to go through the agony.

Now a sought after speaker at seminars, Victor Kumar has been running fortnightly education events at Parramatta Rydges since 2009 with his business partner Steve Waters. More than 20 investment properties have been purchased by attendees, thanks to guidance from Victor and his networking peers within the real estate and financial industries.

A self-confessed property tragic, Victor has no intention of slowing down, as he loves the property “game” too much. The other game he loves is soccer, and is still actively playing at competition level. He doesn’t really rate much as a golfer!

Through diligence and an unwavering desire to succeed, Kate Kekatos is highly proficient in all aspects of business.

Kate drives the team at Right Property Group to excel in its service and is instrumental in upholding and improving our business systems. Her hands-on approach to monitoring the team and ensuring all systems are strictly followed, ensuring a streamlined approach.

Kate has been part of the Right Property Group since 2006 and has proven invaluable in advising clients when it comes to their investing needs. As an investor herself, Kate understands the stakes involved and how to get the best results. She understands the uncertainty, the complexities, the excitement, and the ultimate satisfaction of building your investment portfolio, ensuring each step is a hassle-free experience for you that is not only profitable but enjoyable as well.

Kate is known for her integrity, ethics, approachability, and breadth of knowledge. Her dedication to building long-term relationships with clients and her professional and friendly approach makes her the essence of the company.

Our Purchase Manager, Michelle Mulligan, plays a key role in supporting clients through the purchasing process, ensuring every detail is managed with care and precision. She has successfully managed more than 1,500 client purchases.

Since joining the business in 2012, Michelle has held multiple roles across the company, giving her a deep, practical understanding of how the business operates from every angle.

Michelle is known for her immaculate attention to detail and takes a calm, structured, and proactive approach to every transaction, treating each purchase as if it were her own. She also has a strong understanding of the varying requirements and rental obligations across each Australian state, helping to ensure every purchase is completed smoothly and aligned with all relevant considerations.

Friendly, approachable and highly organised, Michelle works closely with clients, agents, solicitors, financiers, and property managers to provide clear communication and regular updates, giving clients confidence and clarity at every stage.

With her experience, care, and genuine commitment to helping clients succeed, Michelle takes pride in delivering a seamless and well supported property purchasing experience from start to finish.

Stephen started his career as a mechatronics engineer, but one book “Rich Dad Poor Dad” completely shifted his perspective on wealth creation. While working in engineering, he immersed himself in finance, investing, and property, eventually leaving his career to pursue real estate full-time.

His first major project? Driving to Queensland to personally renovate one of his investment properties, six weeks of hands on learning (and a few DIY battle scars). Now, as an Associate Buyers Agent with Right Property Group, he helps others build wealth through property, minus the trial and error he went through.

When he’s not scouting investment opportunities, you’ll find him at the gym, running, hiking, or diving into philosophy and personal development.

Meet Liz, affectionately dubbed “No Budget Liz” for her love of designer fashion. Drawing on her Italian roots, Liz delights our team with her culinary skills, serving up scrumptious cakes and biscuits during our meetings.Her holistic lifestyle includes daily walks, reformer Pilates, and mindfulness practices like yoga and meditation.

Professionally, Liz is a seasoned team player with a history of supporting senior managers at top corporations like Fuji Xerox. Her proactive nature shines through as she eagerly assists clients, earning admiration for her dedication and cheerful demeanor. Balancing her career with being a mother to two teenagers, she navigates the challenges of family and work with grace and energy. An ardent Liverpool FC fan, Liz’s enthusiasm extends beyond the office to the football stands.

Her love for animals also makes her the go-to pet sitter among friends. Whether it’s in professional settings or personal pursuits, Liz’s vibrant personality and caring nature make her a beloved member of our team.

Sid Omar is a highly accomplished commercial property investment leader with over 15 years of experience across valuations, banking, consulting and commercial property investments. As Head of Commercial at Right Property Group, he oversees the commercial division’s research, acquisitions, due diligence, advisory service by guiding investors into high-performing assets such as office, medical, childcare, industrial, retail, and mixed-use developments.

Sid has led transactions exceeding $1 billion across metropolitan and emerging markets in Australia and internationally, consistently identifying undervalued opportunities ahead of market trends. His expertise spans financial analysis, deal structuring, negotiating, valuing, and strategic guidance, enabling clients to maximise returns while mitigating risk.

A trusted advisor known for his analytical acumen and collaborative leadership, Sid works closely with institutional partners, developers, and high-net-worth investors to deliver sustainable growth and long-term portfolio performance. He holds a Master’s degree in Real Estate and is a member of the Australian Property Institute and the Royal Institute of Chartered Surveyors, with professional qualifications in finance, investment, valuations, and economics.

Passionate about innovation in the built environment, Sid is an active industry speaker and mentor to emerging professionals. Beyond work, he enjoys sports and finds balance in nature, appreciating life’s simple moments with gratitude.

Stuart joins Right Property Group after seven years as a Property Investment Advisor with Empower Wealth, where he worked closely with clients to build tailored property investment strategies. Over his tenure, he helped hundreds of Australians build stronger financial futures.

His mentoring style begins with understanding each client’s needs, then educating them on the fundamentals of property investment and giving them the confidence to make the right decisions.

At Right Property Group, Stuart applies his deep knowledge of property fundamentals, suburb research, and portfolio modelling to uncover investment-grade opportunities and guide clients through every stage of the buying journey.

Outside of work, Stuart is based on Sydney’s Lower North Shore and enjoys family life, fitness, and travel. Fun fact: he’s also an avid fragrance collector, with a love for both modern and classic scents.

Adel brings a diverse professional background spanning the IT, Medical, and Customer Service industries, equipping him with a versatile skill set and a strong client-focused approach. Most recently, he worked as an Assistant Property Analyst for a prominent Australian real estate firm, where he was part of the Due Diligence team. In this role, Adel assisted in preparing comprehensive due diligence reports, conducting detailed market research, managing CRM systems, and overseeing critical inbox management to support smooth operational workflows.

Passionate about continuous growth and performance, Adel combines analytical thinking with strong communication and organisational skills to deliver high-quality support and insights.

Outside of work, Adel is a dedicated sports enthusiast. While basketball was once his sport of choice, he has recently developed a passion for Pickleball. Staying active and maintaining physical fitness plays an important role in helping him stay energised, focused, and motivated both personally and professionally.
